2025 Sealcoating Season Starts Soon!

For many, the last week of March is synonymous with "March Madness" and the excitement of the Final Four NCAA basketball tournament. But at Asphalt Enterprises, it marks the start of a new sealcoating season. 

As we've highlighted in previous updates and on our website's FAQ page, Atlanta's sealcoating season typically runs from late March through early November, depending on weather conditions. During this period, optimal air and pavement temperatures, along with increased UV exposure from the sun's higher position in the sky, create the ideal environment for proper sealcoating and curing. Any work performed outside of this timeframe will result in subpar quality, regardless of the contractor. We take great pride in adhering to manufacturer specifications and applying sealer only when conditions are just right to ensure the best results.

 

When requesting a proposal for sealcoating asphalt pavement, please keep in mind that not all sealers are the same. There are different levels of asphalt sealant, ranging from the standard federal spec refined tar sealant to more premium sealants such as GemSeal PolyTar.

GemSeal PolyTar is the most superior asphalt sealant on the market and, because of this, we use it on every project. It is manufactured using a colloid mill system which guarantees a consistency of the material, shredding the raw materials into tiny particles during the mixing process. A polymer is added to the coal tar before mixing it with the other raw materials which increases the tensile strength of the final product and decreases tracking and produces a blacker coating. It has been shown that PolyTar outperforms conventional sealer by almost 3-1.

When making requests for proposals please require that GemSeal PolyTar be used on your projects.

We do NOT recommend the use of asphalt emulsion sealants since they do not have the durability of the refined tar sealants, nor do they resist gas and oil.

The manner of application is also very critical in the sealcoating process. The standard application of a two-coat spray is the most popular and economical. Please keep in mind though that the coats must be 2 SEPARATE coats, with the first coat having dried completely and cured for several hours, then the second coat can be applied. A third coat option can also be applied to any heavy traffic drive lanes, to prevent premature wear in these areas. The most superior method of applying sealer is with the first coat being applied with a squeegee machine, then followed by a spray coat. The sealcoat squeegee machine provides a perfect 100% coverage that works the sealant down into any hairline cracks and voids. The second spray coat places material on the high ridges of the asphalt aggregate and provides a final finish coat. Using this method along with a premium sealant such as GemSeal Polytar, provides the most optimal and longest lasting sealant available.
